Ordinance to create Section 12.46 of the Revised Municipal Code relative to the creation of a Manufactured Home Park Zoning District.
 
Body
The Common Council of the City of West Allis do ordain as follows:
 
PART I.      Section 12.46 of the Revised Municipal Code of the City of West Allis is hereby created to read:
 
12.46      MH Manufactured Home Park District.
 
The purpose of the Manufactured Home Park District is to provide areas within the City, which permit manufactured home parks.
 
(1)      Permitted Uses.
 
(2)      Special Uses.
 
(a)      Manufactured home parks ("park") conditioned upon the following:
 
1.      Minimum park area:  30 acres;
 
2.      Minimum lot area per home:  5,000 square feet;
      
3.      Front yard.  Every park shall have a front yard of not less than 60 feet in depth.  Overhanging eaves may encroach into the front yard to a maximum of three (3) feet;
 
4.      Side yard.  Every park shall have two (2) side yards, each of not less than 20 feet in width.  In the case where a side yard adjoins a street, it shall be at lease 60 feet in width.   Overhanging eaves may encroach into the side yard to a maximum of three (3) feet;
 
5.      Rear yard.  Every park shall have a rear yard of not less than 30 feet in depth;
 
6.      Twenty (20%) percent landscaping site coverage;
      
7.      Manufactured home display models, parking stalls, lot configurations, all buildings, and landscaping shall be identified on a site plan.  Display models are not permitted to be located along the street frontage.
      
PART II.      All ordinances or parts of ordinance contravening the provisions of this ordinance are hereby repealed.
 
PART III.      This ordinance shall take effect and be in force from and after its passage and publication.
